Unit Manager Pro

ACH Payments for Self Storage

Let tenants pay rent straight from their bank account, automatically, every month.

ACH Payments for Self Storage

ACH is the US bank-to-bank payment network. With Unit Manager Pro, a tenant connects their bank account once during move-in, and rent is then collected on the due date without anyone lifting a finger.

How it works for the tenant

  • During online move-in, the tenant chooses ACH bank transfer or card
  • They connect their bank securely through Stripe and authorise recurring payments
  • Rent is taken on the due date and appears in their portal with a receipt

Why operators like ACH

  • Lower fees than cards on most rent amounts
  • No expired cards interrupting payments
  • Fewer late payers, because rent is pulled rather than waited for

ACH payments take a few business days to clear. While they clear, the payment shows as processing, not overdue, so tenants are not chased for rent that is already on its way.

What you need

ACH runs through your own connected Stripe account. Stripe has to approve ACH for your business; until then, tenants can still pay by card. You can choose whether the processing fee is paid by you or added to the tenant's payment.
