Self Storage Software for UK Facilities

Unit Manager Pro is self storage software for independent UK operators. It charges your tenants on the due date, chases late payers, applies rent increases on schedule, takes bookings from your website and gives every tenant their own portal — so the facility keeps running when you are not in the office.

What the software does each month

• Collects rent automatically. Tenants pay by Direct Debit or saved card on the due date. If a Direct Debit fails, the saved card is tried so the rent still clears, and you and the tenant are both told.
• Chases arrears for you. Reminders go out before the due date, invoices on creation, and overdue notices on a schedule you set. Late fees can be added after a grace period, flat or as a percentage.
• Puts prices up on time. Schedule a rate change per unit or across the whole facility. On the effective date it applies to the unit and every active lease, and the tenant is notified.
• Takes bookings while you sleep. Customers see live availability, reserve a unit, sign the agreement and set up payment online.
• Lets tenants serve themselves. Each tenant can view their lease, pay invoices, raise maintenance requests and upload documents.

Storage unit management software built around the unit, not the spreadsheet

Every unit has its size, price and status. Every tenant record holds their leases, payment history, documents and messages. When a lease is signed the unit is marked let; when it ends the unit is free to rent again. You can see occupancy and revenue on the analytics dashboard without building a report.

Pricing that follows your occupancy

You can add every unit you have at no cost. You are only charged for units with an active lease: £1.25 per leased unit a month on Pay As You Grow (up to 20 units), or 1% of collected rent, capped at £2.50 per unit a month, on Growth for larger sites. There are no required setup fees or long contracts. Card and Direct Debit processing fees are paid to those providers at their own rates.
