Self Storage Software Pricing

Unit Manager Pro charges for leased units only. You can load every unit in your facility and list them on your website for free; a unit starts costing money when a tenant signs a lease, and stops on your next invoice when the lease ends.

The two plans

Pay As You Grow — £1.25 per leased unit a month

For facilities with up to 20 let units. Each unit with an active lease costs £1.25 a month. If you grow past 20 units you are moved to Growth automatically.

Growth — 1% of collected rent, capped at £2.50 per unit a month

For larger facilities, with unlimited units. Each leased unit costs 1% of the rent collected for it that month, and never more than £2.50.

Both plans include everything:

• Automatic rent collection by Direct Debit, with saved-card backup
• Scheduled rent increases
• Automated reminders and overdue chasing
• Tenant portal with self-service
• Lease templates and e-signing
• Facility website builder with online booking
• Real-time analytics dashboard

Worked examples

These use the published plan prices only, before card and Direct Debit processing fees.

• A 30-unit site with 12 units let on Pay As You Grow: 12 × £1.25 = £15.00 a month. The 18 empty units cost nothing.
• 100 units let at an average of £95 a month on Growth: 1% of £95 is £0.95 per unit, so 100 × £0.95 = £95.00 a month.
• A large unit let at £300 a month on Growth: 1% would be £3.00, but the cap applies, so that unit costs £2.50.

Other costs to budget for

• Payment processing. Card and Direct Debit fees are charged by the payment providers at their own rates and go straight to them. Cash and bank transfers you record manually carry no fee.
• Optional setup, £99. Send us your spreadsheet and we load your units, tenants and leases (one facility, up to 200 units and 150 tenants). The £99 is credited to your first monthly invoice.
• No required setup fee, no multi-year contract and no fee to export your data if you leave.

Is there free self storage software?

There are free tools, usually with limits on units or features, and spreadsheets cost nothing up front. The real cost is the time spent chasing payments and the rent increases that never get applied. With Unit Manager Pro the closest thing to free is the 14-day trial, which needs no card, and the fact that empty units never cost anything.
