Self storage profit questions

How do I calculate self storage profit?

Multiply each unit size by its monthly rent and the number of units let, add those together for your monthly income, then subtract every monthly running cost (site rent, electricity, rates, insurance, staff, software and so on). What is left is your net operating income.

What is a break-even occupancy rate?

It is the share of your units you need let to cover all your running costs. Below it you lose money each month; above it every extra let unit adds profit.

What is net operating income (NOI)?

NOI is your rental income minus operating costs, before loan interest and income tax. Buyers and lenders use it to value storage sites.

How is the UnitManagerPro software cost worked out?

UnitManagerPro charges 1% of the rent on let units, capped at £2.50 (or $2.50) per let unit each month. Empty units cost nothing. The calculator works this out for you.
