Self Storage Notices & Reminders
Branded letters, editable templates and overdue reminders — with you in control of what gets sent and when.

Chasing an overdue balance should not mean rewriting the same letter every time. Unit Manager Pro brings payment reminders, formal notices and your own saved wording into the notice templates section alongside your lease templates.
Reusable notices, written your way
Start with payment reminders, arrears, final arrears, notice to vacate, sale/disposal, rent increase or access authorisation. Edit the subject and wording, use placeholders for live tenant and lease details, or create your own notice based on one of these categories.
- One card per notice: keep wording, approval choice, overdue trigger and notice period together.
- Formal letter layout: your facility logo, business contact details and tenant postal address where available.
- Preview before sending: check the populated letter and make a tenant-specific edit if needed.
- Email or print for post: retain notice history and choose whether to receive an owner copy.
Choose automatic sending or owner approval
Arrears, final arrears and notice-to-vacate notices can be sent automatically once your chosen overdue threshold and the relevant safeguards have been met. Custom notices based on those categories can have their own wording and triggers. Leave Auto send off when you want to review and send a notice yourself.
Daily checks at 08:00 UTC exclude payments marked paid or processing. Later escalation stages wait for earlier notices and their waiting periods, and the same notice is not repeatedly sent for the same unpaid cycle. Sale/disposal remains individually approved; rent-change and access-authorisation notices are not overdue-triggered workflows.
Two timings — two different jobs
Days overdue before sending controls when a notice becomes eligible. Notice period is the time given to the tenant after the notice. For example, a 60-day overdue trigger is not a two-month notice period or a universal legal rule. Local safeguards and earlier-notice requirements can delay sending beyond the selected trigger.
Local guidance without a compliance promise
Select your facility country and, where applicable, state. All 50 US states are available alongside UK, Australian, Irish and general EU guidance. Below-safeguard settings produce warnings; saving raises a shorter notice period to the template safeguard. EU guidance is not a substitute for checking the rules in the relevant member country.
Check before serving a notice
Legal guidance stays with the owner and is never included in the tenant’s email or printed letter. Recipient notices include a small “Powered by Unit Manager Pro” credit.

Frequently asked questions
Can I edit notice templates and create my own notices?
Yes. Under Leases → Templates → Notice templates, edit reusable subjects and wording or add your own notice with a standard base category. Each notice card keeps its wording and sending settings together. You can also adjust a letter before sending it to an individual tenant.
Can overdue notices be sent automatically?
Yes. Arrears, final arrears and notice-to-vacate notices, including custom notices based on those categories, can use Auto send or remain owner-approved. Set days overdue before sending separately from the notice period given to the tenant. Checks run daily at 08:00 UTC, exclude payments marked paid or processing, and enforce earlier-notice and timing safeguards. Enabling automation also checks existing overdue leases.
Do notices use my facility branding?
Yes. Letters use your facility business name, logo and contact details, plus the tenant postal address where available. Preview the populated letter, send it by email or print it for post. Sent and printed notices include a small “Powered by Unit Manager Pro” credit; owner-only legal guidance is not included.
Do notice templates account for different countries and US states?
The facility country and state select local guidance and template timing safeguards, with all 50 US states available. UK, Australian, Irish and general EU guidance is also available, but EU requirements differ by member country. Warnings identify shorter settings and saved notice periods cannot fall below the template safeguard. This is not a guarantee of legal compliance: check current local law, service requirements and your storage agreement.
Are sale and disposal notices automatic?
No. Sale and disposal notices remain individually owner-approved and require tenant-specific details, earlier delivery proof and a legal checklist. A notice does not automatically authorise a sale, disposal or gate lockout. Rent-increase and access-authorisation notices are not triggered by overdue rent.
