An acquisition needs evidence behind the rent roll, site permissions and operating costs. Use a qualified transaction team rather than a universal valuation multiple.

Reconcile income and occupancy

Compare leases, receipts, arrears, deposits and concessions. Distinguish occupied units from paying customers and contracted rent from collected cash. Check records over a meaningful period, not a single favourable month.

Review the property and operation

Ask advisers to check title or lease terms, permissions, condition, access, drainage and required works. Review security, maintenance, staffing and relevant transfer obligations. Keep uncertain costs visible in the model.

Check customer records

Confirm agreement versions, contact details, outstanding disputes and document retention. Agree how information may be transferred and who is responsible for communicating with customers.

Plan the system cutover

Use supported imports and migration planning to distinguish supported tenant fields from balances, payment authorisations and signed documents. Agree collection dates and reconcile pending transactions. Do not assume buying the business automatically transfers payment mandates.

Price the actual risk

Use documented income, costs and professional valuation advice. Model slower collections and necessary works. There is no reliable universal EBITDA or revenue multiple for every storage facility.
