Self Storage Insurance: Questions for Owners and Tenants

Facility insurance, customer goods cover and charges configured in software are different things. Discuss the actual site and business model with a qualified broker.
Describe the operation accurately
Tell your broker about buildings or containers, flooding exposure, security, access hours, staffing and the goods customers may store. Ask what cover, exclusions, excesses and operating conditions apply. Do not use a universal cover limit copied from another facility.
Explain the customer’s responsibility
Make the agreement and booking information clear about any cover requirement and the evidence a customer must provide. Distinguish insurance from other protection arrangements. Do not describe an optional charge as insurance unless the underlying arrangement supports that description.
Check the distribution arrangement
Before offering or arranging insurance, obtain advice about your responsibilities and any applicable regulatory requirements. FCA information is a starting point for regulated insurance activity. Adding a checkout item does not establish authorisation, policy cover or eligibility.
What the software does
UMP can record configured extras in the rental workflow. It does not become an insurer because an owner names an extra insurance. Review wording, price and customer selection in the online storage booking journey, and keep actual cover documentation and claims contacts available.
Review after a change
Revisit the arrangements when opening another area, changing access hours or accepting new categories of goods. Keep the broker’s advice and policy documents with the operational plan instead of assuming a software setting keeps cover current.

Frequently asked questions
Do self storage tenants need insurance?
Check your agreement and your insurer. Explain the customer's responsibility clearly and confirm any distribution arrangement before offering cover.
Does Unit Manager Pro sell insurance?
Check the current scope with the team. The software records agreements, extras and billing, but insurance cover itself comes from a regulated provider.
