Unit Manager Pro is garage rental software for anyone who lets lock-up garages: a single garage block, a portfolio of garage courts, or garages alongside storage units and parking. Customers find a garage, sign the agreement and pay online. You get the rent on the due date without chasing.
Let lock-up garages online, day and night
Every account includes a booking website that reads straight from your garage list, so it only shows garages that are free, at the price you set.
- Live availability and monthly prices for each garage size.
- Online booking with your own questions, such as vehicle registration, plus ID upload.
- E-signed garage rental agreement and first payment taken in the same flow.
- Your logo, colours and your own domain, with SSL included.
When a booking is paid, the tenant record, the signed agreement and their access details are created for you. See the full website builder.
One website for every garage site
Most garage landlords own more than one block. Add each one as a location and the website handles the rest.
- An “Our locations” page lists every garage site with a photo, address, starting price, available garages and any current offer.
- A postcode search and map help customers find the nearest site.
- The price list can be filtered by site, so customers only see garages they can actually rent.
- Each site can have its own page or its own web address if you market it separately.
- Staff can be given access to specific sites only.
Garage rent collected automatically
Rent is the part that takes the time. Unit Manager Pro collects it on the due date and follows up for you.
- Direct Debit (ACH in the US) or card, charged automatically each month through your own Stripe account.
- If a bank payment fails, the tenant’s saved card can be tried as a backup.
- Reminders before rent is due and overdue notices on your schedule, sent automatically or held for your approval.
- Invoices created for every payment, and scheduled rent increases applied on the date you choose.

Frequently asked questions
What is garage rental software?
Garage rental software manages the letting of lock-up garages: which garages are free, who rents each one, their agreement, and the monthly rent. Unit Manager Pro adds a booking website so customers can find a garage, sign and pay online, and collects the rent automatically each month.
Can I manage garages on several sites?
Yes. Add each garage site as a location. Your website lists every site with its prices and availability, customers can filter garages by site, and each location can have its own page or its own web address. Reports, tenants and payments stay in one account.
How much does it cost to manage lock-up garages?
£1.25 a month for each garage with an active agreement. Empty garages are free, so 40 garages with 30 let costs £37.50 a month. Above 20 let garages the Growth plan applies: 1% of rent collected, capped at £2.50 per garage. There is no setup fee or contract.
How do tenants pay for their garage?
Tenants pay the first month online when they book and set up Direct Debit (ACH in the US) or a card for future rent. Rent is then collected automatically on the due date, with reminders before it is due and overdue notices if it is missed.
Can I ask for vehicle details or ID?
Yes. Add your own questions to the booking form, such as vehicle registration or what will be stored, and require an ID upload before the booking completes. Answers are saved against the tenant and their agreement.
Can I use my own garage rental agreement?
Yes. Upload or write your own agreement template, including deposit, notice period and permitted use terms, and tenants sign it online. Have your wording reviewed for your location before you use it.
Does it work with my garage door locks or gates?
Access details such as a padlock or key code can be held against each agreement and shared at move-in. Automatic integration with gate or smart-lock hardware is not promised here, so check your hardware in a demo first.
Can I let garages alongside storage units or parking?
Yes. Garages, parking spaces, containers, workshops and storage units can sit on the same site and the same website, each with its own size, price and agreement.
