Choose rents using local alternatives, unit differences, operating costs and demand. Use explicit scenarios instead of a universal occupancy threshold for price changes.

Record comparable rents

Note size, access, location, billing period, tax and introductory offers. Compare ongoing prices and the customer experience, not just a discounted first month. Keep the date and source with each observation.

Use a worked scenario

Suppose ten comparable units rent for £100 and eight are let: contracted monthly rent is £800. If a future £110 rate leaves only seven let, the comparable amount is £770. This simplified example shows why a higher price does not automatically produce higher income; it is not a forecast.

Separate new rents from existing agreements

A new advertised rate and a change to an existing customer’s contract require different decisions. Review terms, notice and effective dates before scheduling changes. Use the rent-review checklist.

Review with a consistent measure

Track occupancy by the relevant unit type, achieved rent, discounts and cash. UMP’s scheduled rent changes are owner-set; do not assume an automatic demand-based repricing engine. Review the revenue management guide for comparing results.

Keep your website prices in step

Once you choose new rents, update them once. On a Unit Manager Pro website the prices visitors see come from your unit list, so there is no second place to edit and no out-of-date price table.

Frequently asked questions

How should I set self storage prices?

Record comparable local rents, test a change on a defined set of units, keep new rents separate from existing agreements and review results against occupancy and revenue over a consistent period.

Can I change prices on my storage website instantly?

Prices on a Unit Manager Pro website come from your unit list, so updating a unit rent in your dashboard updates the price visitors see.
