Auto Pay for Self Storage Tenants: How to Move Them to Recurring Payments

Auto pay works when payment setup is clear for the tenant and tracked by the owner. Invite tenants to the branded portal, check each authorisation before the first collection and follow up anything incomplete. Here is how to run the switch without surprises.

Invite existing tenants

Explain why you are requesting setup, which account they should use and where to ask questions. Example: “Please sign in to your tenant portal to review your payment details before the next due date. Contact us if the amount or date looks wrong.” Do not request full card details by email.

Check setup before collection

Confirm the tenant, lease, amount, next due date and connected-account method. A migration invitation is not itself a saved card or bank mandate. Keep unsettled collections from the previous system separate.

Review adoption and failures

Count eligible tenants with completed authorisation and follow up on incomplete cases. Distinguish failure, processing and payment received. Do not promise 90% adoption or a fixed arrears reduction; compare your own results.

Keep a supported alternative

Provide assistance and agree any permitted alternative payment arrangement. Use the tenant portal and Direct Debit guide to explain the supported workflow.

Put rent collection on a schedule

Start a 14-day free trial with no credit card, or book a demo to walk through payments, retries and reminders on your own figures. Stripe processing fees are separate.

Frequently asked questions

How do storage tenants set up auto pay?

They sign in to the tenant portal, review their rent and authorise a card or bank debit. The authorisation is recorded against their lease, so scheduled collections use the right method.

Is auto pay available in the US?

Yes. US facilities can collect rent by card or ACH through Stripe; the US cut of the tour shows the dollar workflow.

What if a tenant does not want auto pay?

Agree a supported alternative, such as a manual payment recorded against the correct invoice, and keep a clear record. Offer help rather than making the portal the only route.
