Self Storage Late-Fee Policy: An Owner’s Review Checklist

Wall clock, red-tagged envelope and a highlighted policy page

A late-fee policy needs clear wording, a defensible basis and a process for disputes. This is a policy review checklist, not a ready-to-sign legal template.

Watch: configurable late fees and reminders per facility.

Define what the customer agrees to

Write down the rent due date, accepted payment methods, how a missed payment is identified and how a customer can contact you. Explain any proposed fee prominently before agreement. A fee being in the small print does not establish that it is fair or enforceable.

Review any charge before configuring it

Do not choose a universal £10, £20 or £30 amount from an online timetable. Assess the circumstances, relevant costs, agreement and applicable law with an adviser. The CMA’s consumer-contract guidance explains fairness and disproportionate charges; it is not a schedule of approved self storage fees.

Keep reminders, notices and access separate

A friendly reminder asks the tenant to check an unpaid amount. A formal notice can have different content, timing and service requirements. Restricting access or dealing with goods is a separate decision. Use the notice setup guide for the software controls, then check the legal requirements for your facility. A sent email does not itself establish permission to lock out a tenant.

Prepare a review brief

Record the jurisdiction, consumer/business customer type, agreement version, due-date rule, proposed charge and rationale, communication channels, dispute contact and approval owner. Ask your adviser to review that brief and the actual wording together. Retain the approved version and the date it applies from.

Check the workflow with sample records

Test a genuinely overdue payment, one still processing and one already paid. Review existing overdue tenants before enabling automatic triggers. In UMP, formal notice safeguards and owner choices remain relevant; sale/disposal is individually approved. Do not promise that every escalation can safely run without review.
