Direct Debit for Self Storage UK: Setup and Failed-Payment Guide
By The Unit Manager Pro Team · 4 April 2026 · 3 min read · Updated 24 October 2026

Stripe Bacs Direct Debit lets eligible UK facilities collect authorised rent straight from a tenant's bank account. Setup, processing and settlement are separate steps, so plan each one. Unit Manager Pro handles the tenant mandate, the scheduled collection and a saved-card backup if a debit fails.

Confirm account eligibility
The facility owner’s connected Stripe account must support Bacs Direct Debit. Check the required capability and the tenant mandate before scheduling collections. A card-enabled account alone does not prove bank-debit readiness.
Explain the customer action
Use the supported tenant setup flow so authorisation is associated with the correct account and lease. Never treat a bank account number in a spreadsheet as a mandate. Existing customers may need to authorise again when moving systems.
How Direct Debit works in Unit Manager Pro
Mandates and collections run through the facility owner's own connected Stripe account, so your tenants pay you directly. The tenant authorises the debit in the booking or portal flow, the scheduled collection starts on the due date and the payment status updates as the bank responds. If a debit fails and the tenant has authorised a saved card, the card can be tried as a backup.
Plan for processing and failure
Check the payment status before chasing or attempting another collection. A configured and authorised backup card can provide another attempt after failure, but it may also fail. Agree who handles the remaining balance.
Compare actual fees
Use Stripe’s current UK pricing for the method, account and payment mix. Include applicable failed-payment and dispute costs. Read the storage billing software walkthrough rather than assuming bank payments are always the cheapest or settle overnight.
Put rent collection on a schedule
Start a 14-day free trial with no credit card, or book a demo to walk through payments, retries and reminders on your own figures. Stripe processing fees are separate.
Frequently asked questions
Can I collect storage rent by Direct Debit in the UK?
Yes, if your connected Stripe account has the Bacs Direct Debit capability enabled and the tenant authorises a mandate. Unit Manager Pro collects through your own Stripe account.
How long does a Bacs Direct Debit take to clear?
Starting a collection, confirmation and the payout to your bank are separate steps and follow the payment method's timetable. Use the recorded payment status when reconciling rent; do not treat a pending debit as settled cash.
What if a Direct Debit fails?
Check the failure and the tenant's saved-card backup if one is authorised. The card attempt can also be declined, so review the payment history and outstanding balance.
What does Direct Debit cost?
Budget for your software subscription plus Stripe's processing fees for the method; check Stripe's current UK pricing. Unit Manager Pro does not promise a failure rate or savings percentage.
