Use the worksheet
Open the printable business-plan worksheet. Fill it in on screen, then print or save as PDF using your browser. Entries are not submitted to Unit Manager Pro and are not saved when the page is closed. It is a planning aid, not a lender-approved forecast or legal document.
Research the market and site
Record nearby competitors, unit sizes, ongoing rents and visible availability with dates. Note what potential tenants say they need. Check access, permissions, drainage, delivery and lease/title restrictions with the relevant professionals. An apparent gap in supply is not proof of viable demand.
Connect capacity to costs
For a container site, use the yard planner to test surveyed dimensions, aisles, gate and exclusions. Add supplier quotes and a realistic opening phase. Follow the startup budget example and keep quoted costs separate from assumptions.
Plan operations and marketing
Describe how customers find the site, choose a unit, sign an agreement, set up payment and get help. Assign responsibility for cleaning, security, arrears and access incidents. Record a small number of launch channels with a budget and a measurable enquiry or booking outcome.
Test the financial case
Use the financial model guide to test lower rent, slower lease-up and higher setup costs. Add borrowing, tax and other excluded items separately. Record the deepest cash shortfall, reserves and expansion decision rather than relying only on mature occupancy. Review the plan with appropriate advisers before committing funds.
