Self Storage Financial Model: From Capacity to Cash Flow

By The Unit Manager Pro Team · 23 October 2026 · 4 min read

A useful self storage financial model connects the space you can rent to the timing of cash coming in and going out. Unit Manager Pro provides two free browser tools: a container-yard planner with phased cash flow, and a simpler monthly profit calculator for an established unit mix. No signup is needed to use them.

Watch: occupancy, revenue and arrears in one dashboard.

Choose your starting point

Build the container-yard model in five steps

1. Establish usable capacity

Enter plot dimensions, entrances, aisles, exclusions and container sizes. A drawn unit is potential capacity, not a confirmed sale or approved design. Review the layout before using it to order stock.

2. Replace example rents and purchase costs

Use local rental research and current supplier quotes. Enter setup costs separately from monthly operating costs. Read the startup budget example for a checklist. Currency selection changes the denomination; it does not convert your amounts.

3. Model opening and expansion

Choose the phase-one share, expansion month and months to mature occupancy. Each phase fills linearly to your target in this model. Actual demand may be uneven; a later expansion or longer lease-up is a useful alternative scenario.

4. Compare a downside case

Save a base scenario, duplicate it and test lower rents, slower occupancy growth or more expensive site works. The built-in sensitivity table changes rent and occupancy relative to the base. Compare monthly operating profit, break-even occupancy and peak funding, not just final capacity.

5. Export and review

Use the branded report for your preliminary layout and assumptions, and export the 120-month cash-flow CSV for further analysis. Download a JSON backup to retain an editable plan; the saved browser draft alone is not a backup. Review shared links before sending them: full-costing links include the costing inputs.

Understand what the results mean

  • Operating profit: income less the operating costs entered. It is not money available to withdraw after borrowing, tax and reinvestment.
  • Break-even occupancy: the occupancy needed to cover modelled operating costs, with equal occupancy across sizes for this calculation.
  • Funding needed: the model's peak cash requirement including its operating reserve. Do not add that reserve again.
  • Simple cash payback: when modelled cumulative cash recovers the investment, if within the ten-year horizon. It is not a discounted return or guaranteed payback date.

The yard model excludes finance, tax, inflation and resale. It assumes fixed monthly operating costs and pays non-container setup at opening; expansion containers are paid in the expansion month. Add missing project-specific costs before using results for a decision. The monthly profit calculator does not model construction spend or a phased opening.

Frequently asked questions

Is this a downloadable Excel financial model?

The model runs free in your browser. The yard planner exports cash flow as CSV for spreadsheet analysis, a preliminary report and a JSON plan backup. It does not provide an Excel workbook with live formulas.

Can I use the financial model for a loan application?

Use its outputs as supporting estimates, not a complete lender-ready forecast. Add site quotes, finance, tax and other missing costs, and have your assumptions reviewed by suitable advisers.
